This week, we worked on a project that clearly demonstrated what happens when this essential step is skipped.


What Is Ledger Board Flashing?

Ledger board flashing is a protective barrier installed where the deck attaches to the home. Its job is simple but crucial: keep water from getting behind the ledger board and into the structure of the house.

Without it, water will find its way in.

And it always does.


What Went Wrong

In this case, a previous contractor failed to install ledger flashing altogether.

The result:

  • The ledger board was completely deteriorated
  • The rim board suffered structural damage
  • The sill plate was compromised
  • Water infiltrated the sheathing and spread beyond the deck area
  • Damage extended around the corner of the home

As we continued the inspection, we discovered additional issues. The exterior doors—likely installed by the same contractor—were improperly done and already failing.


The Repair Process

To properly correct the issue, we had to:

  • Remove the entire compromised deck connection
  • Demo all damaged structural components
  • Rebuild the framing system correctly
  • Install proper ledger flashing to prevent future water intrusion
  • Replace and properly install new exterior doors

Only after addressing the root problem could we begin restoring the structure.


Why This Matters

This type of failure isn’t rare—it’s just usually hidden until it becomes a major problem.

Ledger flashing is not an upgrade or an “extra.” It’s a fundamental requirement in deck construction. Skipping it can lead to thousands of dollars in structural repairs and potential safety risks.
